Ralph Nicosia,
Professional Residential Property Inspector
Since 1991, Ralph Nicosia (the inspector) has provided residential property inspections for the buying public on new construction and resale (used) homes. The inspections encompass structural, plumbing, electrical, heating and cooling system, built-in kitchen appliances, swimming pools/spa and related equipment, and on-site septic and well water systems.
In 1992, the inspector began performing Wood Destroying Insect Inspections. ). The inspector has attended various classes regarding Indoor Air Quality (IAQ) testing., and has completed the requirements of the Certified Residential Mold Inspector Program offered by the Indoor Environmental Standards Organization (IESO).
The inspector has attended various technical training classes during his career. The inspector has earned an Advanced Inspector Level with the Texas Association of Real Estate Inspectors (TAREI). This level is only achieved after an inspector has completed at least 750 property inspections (as of this writing, over 3,800 residential property inspections have been performed ), and the inspector must attend at least 144 classroom hours in technical related courses (as of this writing, over 470 classroom hours of technical related courses have been completed).
Some of the technical related courses that the inspector has attended are:
Soil-Structure Interaction (Houston and Surrounding Areas), Roof Covering Systems, Framing, Plumbing, Electrical, Heating and Cooling, Site Drainage, Basic Masonry, Basic Soil Mechanics, Water Penetration, On Site Septic Systems and Water Wells and "The Standard Building Code".
In addition to the above technical training classes, the inspector has attended and was licensed by the State of Texas for Lead Base Paint Inspection and Testing in Target Housing, and Lead Based Paint Inspection Risk Assessment in Target Housing (both classes utilized the United States Environmental Protection Agency's model course curriculum.
In 2004, the inspector became certified by the MoistureFree Warranty Corporation to perform invasive and non-invasive moisture and structural damage testing on EIFS (Exterior Insulation Finish Systems) and Hardcoat Stucco systems.
The inspector holds a Professional Property Inspectors License (Number 2775), a Real Estate Salesman License (license inactive, Number 0393196), Certified Applicator License, and Business License with the Texas Structural Pest Control Board (CA # 37327 T, and Business license number 10936 T) , Certification of Registration to Install On-Site Sewage Facilities from The Texas Natural Resource Conservation Commission-Reg. Number 4486 (TNRCC) and a Certified Residential Roofing Consultant by the Conference of Construction & Environmental Consultants International, Inc.
The inspector is qualified under the Texas Real Estate Commission to instruct inspectors on all aspects of inspection standards, and report writing.
In 1976, after serving four years in the United States Marine Corps, was awarded an Honorable discharge with the rank of Sergeant.
